What is a leasehold?
A leasehold ownership is a long term tenancy giving the leaseholder the right to remain in the property for a long period i.e the 'term' of the lease.
A lease is a binding contract between the leaseholder and Saffron Housing Trust that sets out the terms on which Saffron Housing Trust allows the leaseholder to occupy the property described in the lease for a fixed period of time.
The leaseholder's obligations include payment of the ground rent and a contribution to the costs of maintaining and repairing the building and communal areas. Saffron Housing Trust is required to insure, manage and maintain the structure, exterior and common areas of the property, to collect contributions from all of the leaseholders and keep the accounts.
Leaseholder handbook.
Leaseholders Handbook - Feb 2008
The leaseholder handbook has been produced to help leaseholders understand how their annual service charges are calculated.
Services charges are calculated to ensure that every leaseholder pays a fair and reasonable proportion of the cost of providing the services referred to in the handbook.
