From the first of July, John Whitelock joined the Executive Team as Director of New Business taking on a new role combining the housing development side of Saffron Housing Trust with bringing in new services and opportunities. Some of our customers will know John as he has been with Saffron, initially with the supported housing team, since it started six years ago. He is looking forward to his new role and believes that Saffron is well placed to help develop new services for tenants and the wider community. Saffron is also delighted to welcome new Board members, South Norfolk Councillors Eloise Ellis and John Overton.

Our Responsibilities

Repairs will be done within the reasonable timescales we set from to time to time in consultation with you and other tenants.

a) Repairing the structure

The items we are responsible for include:

- drains, gutters, sewers and external pipes (except where the drains and sewers are the responsibility of the water authority, when we will report defects to that authority);
- the roof;
- outside walls, outside doors, window sills, window catches, sash cords and window frames (including painting and decorating outside);
- cracked or broken glass unless it is caused by deliberate damage;
- internal walls, floors and ceilings, doors, door frames, door hinges, door jambs, thresholds, letterboxes, door handles, locks and skirting boards (not including painting and decorating inside your home);

- chimneys, chimney stacks and flues;
- balconies, walkways, hallways, steps or other means of access;
- external and internal plaster work (note this does not include repair to small movement cracks in plaster);
- garages and outbuildings that exist at the start of your tenancy or are later erected by us;
- boundary walls, gates and fences, if erected by us.

b) Repairs inside your home

We will repair and maintain any equipment we have provided for heating, hot water, sanitation and electrical supply. The items we are responsible for include:

- basins, sinks, baths, toilets, flushing systems, waste pipes, water tanks, taps, tap washers, and stop taps;
- electric wiring including sockets, light fittings and switches; but excluding plugs, bulbs and fluorescent tubes;
- smoke alarms (except replacement of and checking batteries);
- water heaters, fireplaces, fitted fires, boilers and central heating systems and gas pipes;
- cracked or broken glass, if the damage is accidental.

We will not be responsible for maintaining any equipment installed or replaced by you.

c) Repair and cleaning of common parts and communal areas you share with other people.
We will repair any lifts and equipment in common parts. We will clean any communal areas you share with other tenants where we make a service charge for cleaning; or, in the case of
sheltered housing, where we provide a cleaning service.


d) Decorating the outside of your home

We will keep the outside of and the parts inside that you share with other tenants in a good state of decoration. we will normally redecorate every 5 years.


e) Building Insurance

We will insure you home (that is, the building) and any fixtures and fittings in it, which belong to us.


f) Contents Insurance

We are not responsible for insuring your contents or personal belongings.
